Home Maintenance Inspection
The most important thing to understand as a new homeowner is that your house requires care and regular maintenance. As time goes on, parts of your house will wear out, break down, deteriorate, leak, or simply stop working. Even the most vigilant homeowner can, from time to time, miss small problems or forget about performing some routine home repairs and seasonal maintenance. I can help you with maintaining your home. I will evaluate all major systems of the home, including plumbing, heating, electrical, HVAC, and structural. After the inspection is complete, I will provide you with a thorough report of my findings. I will help you keep your home in good condition and prevent it from suffering serious, long-term and expensive damage from minor issues that should be addressed now. Let's keep your home in great shape together!

Infrared Inspection
An infrared home inspection will include a thorough look at the structural components of the home, including: Foundation, chimney, doors, windows, interior & exterior walls, basement and/or crawlspace and roof.
If the home has additional features, those can be worked into the home inspection service and may take a little longer or cost a little more, but it’s worth it. Identifying problems before you make a purchase or before the issue becomes very expensive could end up saving you considerable money.
A recent infrared home inspection on a new home identified a leak that had just begun to cause moisture damage. That damage may not have been found for many months, and long after the home warranty had expired, leaving the new home owners with an expensive repair.

Termite/ WDO Inspection
A proper termite and WDO inspection consists of several steps that include an inspection of the interior of the home, with special emphasis on the basement, garage, door and window frames, and other areas that are particularly prone to WDO infestation. This part of the inspection will be both visual and physical, and typically involves visually inspecting, tapping, probing, and sounding susceptible wood. The inspector will also be looking for live termites or other insects, dead termite “swarmers,” other evidence of infestation (tubing, frass, signs of prior treatments, etc), damaged and rotted wood, and conditions conducive to infestation such as excessive moisture levels. I can assist you with scheduling to have your house inspected for WDO/ termites.

Radon Testing
Radon is a radioactive gas that is formed naturally by the radioactive breakdown of uranium in soil, rock and water. It cannot be detected by the senses, i.e., it is colorless and odorless; however, it can be detected with special instruments. Radon usually escapes from the ground into outdoor air where it mixes with fresh air resulting in concentrations too low to be of concern. However, when radon enters an enclosed space, such as a building, it can accumulate to high concentrations. The only known health risk associated with exposure to radon is an increased risk of developing lung cancer. The level of risk depends on the concentration of radon and length of exposure. I can assist you with scheduling to test your house to determine the levels of Radon and present you with a report on the levels.
